Most Affordable Home Warranty Plans in 2026: Cheapest Options and What You Give Up
The cheapest monthly price is easy to find. Whether it is the cheapest plan once you add service fees and caps takes a little math. Here is what the 2026 lists show.
What the cheapest lists show
ConsumerAffairs’s cheapest list (updated October 30, 2026) shows starting monthly prices. Prices vary by location and home, so these are starting points, not quotes.
| Plan (ConsumerAffairs) | Starting price | Service fee | What to know |
|---|---|---|---|
| American Home Shield | From $29.99 a month | $100 or $125 | Lowest entry price on the list. Combo plans average about $60 a month. Available in 48 states. |
| ARW Home | From $39.99 a month | $125 | Combo plans average about $60 a month. Available in 50 states. |
| First American Home Warranty | From $42 a month | $100 or $125 | Cheapest combo plan, about $48.50 a month on average. Available in 35 states. |
| Choice Home Warranty | From $49.17 a month | $100 | Combo plans average about $54.75 a month. Roof leak coverage is optional. Available in 49 states, not Washington. |
NerdWallet (September 2026) lists starting prices of about $20 to $45 a month for several providers, and Money.com (October 2026) shows ranges such as $19.99 to $54.59 for one provider’s systems plan and $39.99 to $59.99 for another. The numbers differ because the outlets priced different homes and plans.
What a cheap plan can leave out
- Lower caps. NerdWallet lists plumbing and electrical limits as low as $500 to $750 for one provider.
- Higher service fees. Fees in these lists run from $65 to $150, and Money.com shows a range up to $350 for one provider.
- A shorter repair guarantee. Most lists show 30 days. Others show 90, 180 or 365 days.
- Add-ons you may want. Roof leak, pool and spa, and well pump coverage are usually extra.
Real-cost math
Here is an example, not a quote. Plan A costs $35 a month with a $125 service fee. Plan B costs $45 a month with a $75 fee. If you call for service four times in a year, Plan A costs $420 plus $500 in fees, which is $920. Plan B costs $540 plus $300, which is $840. The plan that looked $10 a month cheaper costs $80 more. If you never call, Plan A wins. So estimate how many calls you expect, then add the monthly cost for the year to the fees.
Ways to pay less
- Get three quotes for the same home and the same plan level.
- Pick the level that covers what is most likely to break, not the biggest plan.
- Compare paying annually with paying monthly.
- Ask what the price is at renewal.
- Skip add-ons you do not need.
- Check the refund rules before you pay.
